44 Monroe has quite an interesting history for being such a new face in the Phoenix real estate landscape. Kind of a poster child for the wild and crazy ride we had during the “booming” market of a few years past. Construction began in 2005 when just about any real estate was a “home run.” The former Arizona Bank Building, that occupied the space that is now 44 Monroe, was torn down for the 34 story building that was sure to be the next best thing. Heck, this was 2005. The pricing didn’t matter – people just wanted to buy real estate. By 2008, when construction was complete, there had been a change in market conditions, financing conditions, and in the supply / demand department. While potential owners and investors originally flocked to 44 Monroe with money in hand, the building had a 5% occupancy rate as of August 2009. ( source, Wikipedia )
Fast forward to 2010 and there is word of a “new beginning” for 44 Monroe. After months of foreclosure talk and speculation, the building has a new lease on life with talk of “realistic” pricing for this beautiful building in the heart of downtown Phoenix.
