<p>Around here, we have talked about the economic impact of the <a href="http://raillife.com/" target="_blank">Phoenix light rail</a> system many times. There have been several studies mentioned over the past couple of years to make those points, even though the obvious transformations have occurred. Known as a sprawling metropolis, the metro Phoenix area has indeed embraced a more urban lifestyle. The “drive until you qualify” mentality that was once so rampant is taking a back seat to a more realistic approach to <a href="http://raillife.com/blog/2010/04/17/find-housing-transportation-affordability-factor/">housing affordability</a>. Quality of life appears to be changing for large demographic groups of people, and they are taking into consideration a larger picture than just a house payment. Time on the road, along with the cost of a vehicle, fuel, and maintenance, are all being considered in the overall monthly outlay of resources.</p>
<p>Recently, my friend <a href="http://jbermangroup.com/about-tjbg/" target="_blank">Jason Berman</a> mentioned a very interesting article titled “<strong><a href="http://www.brookings.edu/articles/2010/11_real_estate_leinberger.aspx" target="_blank">The Next Real Estate Boom</a></strong>”. Knowing Jason as a super smart guy, and knowing my interest in the real estate business, I decided to take a close look at the article. The article speaks about many interesting topics &#8211; all of them seem to be very relevant to many discussions we have had here at Rail Life over the past few years. Given Jason’s mortgage background, I have a feeling that the talk of <em>location efficient mortgages</em> got his attention. While niche mortgages like <a href="http://raillife.com/blog/2010/07/05/green-mortgages/">green mortgages</a> have been talked about here in the past, there is a lot of data suggesting that location efficient mortgages could be a significant part of an economic rebound.</p>
<p>“<em><strong>Fannie Mae has been experimenting with an interesting new product: “location efficient mortgages.” Instead of relying solely on credit score and income to determine whether a borrower qualifies for a mortgage, these loans use electronic map systems to take into account how much homeowners will have to pay for transportation</strong></em>.”</p>
<p>Part of the argument is this; You purchase a <a href="http://raillife.com/homes-near-light-rail/">home near the light rail</a> line and your cost of living is less, your carbon footprint is smaller and your quality of life is greater. After all, is that 2 hours spent behind the wheel of your car the most productive time of your day? Is living a more urban lifestyle something that millions of people may be looking to do over the next decade or so? Apparently, more than a few people think so.</p>
<p>According to this Brookings Institute article, the near future promises a huge demand for urban <a href="http://raillife.com/blog/2008/11/01/walkable-neighborhoods-phoenix-light-rail/">walkable neighborhoods</a>. </p>
<p>“<em><strong>the Great Recession has highlighted a fundamental change in what consumers do want: homes in central cities and closer-in suburbs where one can walk to stores and mass transit. Such “walkable urban” real estate has experienced less than half the average decline in price from the housing peak</strong></em>.”</p>
<p>So, let’s go out on a limb and say that these mortgages become widely available. What’s the use? Is there enough demand for such a product on a large enough scale to attract people back to real estate as a viable investment in their future? Are there enough people looking at transportation and other costs when considering a monthly housing payment? Are greenhouse gas emissions even part of the overall equation?</p>
<p>The two largest demographics said to be leading the coming charge for a more urban lifestyle are baby boomers and the millennial generations, which are said to make up nearly half of the American population. Walkable neighborhoods near entertainment, conveniences, hospitals, and great public transportation systems are said to be where much of our future demand may lie. Creating ways to fulfill that demand will take proper planning along with public and private investment. Yes, there is a glut of property on the market right now, but what happens when the demand for walkable neighborhoods increase along with the demographics of growing sections of our populace? Will there be a resurgence in city living? Take a look at the <a href="http://www.brookings.edu/articles/2010/11_real_estate_leinberger.aspx" target="_blank">Brookings article</a> and see if it made you think of as many things as it did me. I’ll see if I can’t get one of my mortgage buddies to write some more about location efficient mortgages in the future. I’ll also see if we can’t dive a little deeper into the demographic shift that could be coming as well. </p>

<p>There are many ways to define green living and the reasons for people wanting to <a href="http://raillife.com/blog/2009/04/21/does-going-green-make-ense/">live a more green lifestyle</a> can vary greatly. For some, it’s about saving the Earth and for others, it’s about saving some cash. Obviously, it can be both.</p>
<p>In the past, I have mentioned how cool I think the “<a href="http://www.walkscore.com/" target="_blank">Walk Score</a>” application can be when choosing a place to live. Basically, Walk Score ranks a property and gives it a “score” based on walk-ability. Like most applications, there will be limitations to the accuracy of an outcome based on the <a href="http://www.citygoround.org/agencies/us/az/phoenix/city-of-phoenix-public-transit-department-dba-valley-metro/" target="_blank">data provided</a>. While Walk Score provides a great way to gauge the “<a href="http://raillife.com/blog/2009/11/07/walk-score-transit-data-needed/">walk-ability” of a neighborhood</a>, there have recently been new advances to bring the <a href="http://blog.walkscore.com/2010/08/transit-score-and-commute-reports/" target="_blank">value of public transportation</a> into a larger part of the equation. By introducing Transit Score and Commute Reports, many of the neighborhoods along transportation lines show people some of the benefits of living nearby. Currently, the neighborhoods along the METRO line here in the Valley are not included. For now, it looks like these super-cool rankings are limited to a <a href="http://www.walkscore.com/transit-score.php" target="_blank">handful of cities</a> but the numbers are growing. <a href="http://raillife.com/blog/2010/02/26/google-transit-coming-rock-rail-life/">Google Transit</a> is a welcome addition around here, and I am hopeful that our local data feeds can soon be used by Walk Score to enhance their service locally.</p>
<p>“<em>When deciding where to live and work, not only do you want to know what amenities and services are nearby, you also want to understand your transportation options. How easily can you walk, bike or take the bus? How long will it take to get from point A to point B? And how much will it cost?”</em> – Walk Score</p>

<p>The type of data that Walk Score provides can be great when looking at the overall <a href="http://raillife.com/blog/2010/04/17/find-housing-transportation-affordability-factor/">affordability of a home</a> in a given area. Location and lifestyle, along with overall monthly expenses, can be key points in a smart person’s decision making process when <a href="http://realtyexecutives.com/blog/2010/08/16/listing-and-selling-your-green-home/" target="_blank">choosing a “green” home</a>. As far as home features are concerned, there is more than solar, low flow water fixtures, and high efficiency appliances. I believe that location can be a green feature, as well. Reducing the dependency on a car to get to restaurants, shops, entertainment, school, work, etc. can make a significant impact on the environment and on your wallet. </p>

<p>The <a href="http://www.flickr.com/photos/nickbastian/sets/72157623802178509/" target="_blank">Red Rox Condominium complex</a> in Phoenix has come up in several conversations lately. While it isn’t exactly <a href="http://raillife.com/one-lexington/">right on the light rail line</a>, it appears to be close enough for many. Red Rox is about one mile from the Priest and Washington light rail station, and approximately 1.5 miles from the 44th Street and Washington station. Since freeway access is convenient, there is golf near by, the Phoenix Zoo is close, and you can get to Mill Avenue or to the arenas for a Suns or Diamondbacks game quickly, people appear to be snatching these places up at prices which are about 1/2 of what they have been in the past.</p>
<p>I like the look of the complex.&#160; The grounds are well maintained and the amenities are nice for this price range. Because parking at Red Rox doesn’t appear to be a problem, the location seems to fit for the transit-minded, as well as those who could care less about <a href="http://switchboard.nrdc.org/blogs/kbenfield/dc_area_market_speaks_loud_and.html" target="_blank">smart growth or a walk score</a>. When people ask about a “newer” <a href="http://raillife.com/homes-near-light-rail/">home near the light rail</a> line or for a place with an “affordable” price, they often quickly find their choices are not as plentiful as they thought. Yeah, there are some great communities along our light rail line and at prices much lower than they were just a few years ago, but the sub $100k market still doesn’t normally offer much in such great locations. Currently, there are several condos for sale at Red Rox for well under $100k. </p>

<p>While looking at the Red Rox complex recently, I saw a nice looking clubhouse, a nice pool and spa area, sand volleyball court, and well manicured grounds. With 360 units being built in 1999, there are 6 floor plans of which 4 are one bedroom units and 2 are two bedroom units.</p>
<p>If you are a light rail rider, you might want to have a bike to get to and from Red Rox. For the price, it currently looks to make $ense for a lot of people. Since the beginning of the year, there have been over 50 units close escrow or go under contract at Red Rox. </p>

<p>This past week, I attended part of the sustainable living conference at the Tempe Transit Center where some true transit geeks talked policy, lifestyle, and awareness of a more green world. One of the more interesting topics to me was the <a href="http://htaindex.org/mapping_tool.php#region=Phoenix--Mesa%2C%20AZ&amp;theme_menu=0&amp;layer1=23&amp;layer2=24" target="_blank">study on housing and transportation costs</a> here in Arizona and across the country. There was a lot of discussion on the amount of energy consumed and money spent on transportation by individuals living in outlying areas. I remember well the times when people would “<a href="http://www.abc15.com/content/financialsurvival/consumer/story/Drive-until-you-qualify-The-true-cost-of-urban/DZhZPiPnl0qR6il1U6jH2A.cspx" target="_blank">drive until they qualify</a>” for a mortgage. In essence, many people were told that driving further from town, they could lower their housing expenses. That’s all well and good until you factor in all of the costs of the fuel, maintenance, time, and lifestyle.</p>
<p>When people qualify under this idea, they tend to forget the overall cost of living 50 miles from the city. As fuel prices rise, their cost of living tends to rise, as well. I recall one of the speakers saying that many people end up spending more than half of their income on housing and transportation costs because they failed to figure in the additional costs of travel and vehicle expenses. One study of <a href="http://htaindex.org/mapping_tool.php#region=Phoenix--Mesa%2C%20AZ&amp;theme_menu=2&amp;layer1=25&amp;layer2=26" target="_blank">annual household gasoline expenses</a> showed that people <a href="http://raillife.com/blog/2008/11/01/walkable-neighborhoods-phoenix-light-rail/">living closer to the city</a> had less than a third of the gasoline expenses as those living in outlying areas.</p>

<p>As we sat in the Tempe Transportation Center with light rail cars driving by the windows, it was an interesting topic, indeed. Their “<a href="http://www.cnt.org/repository/HT2010-Fact-Sheet-National.pdf" target="_blank"><strong>Housing + Transportation Affordability Index</strong></a>” comes from a study done in over 330 metro areas, and it found, among other things, that 69% of the communities were considered affordable when using the standard measure of 30% of income towards housing payments. When factoring in the Housing +Transportation Affordability Index, they said the number was drastically reduced.</p>
<p>“<em>Seven in ten communities (69%) in the 337 metro areas are<br />
    <br />considered affordable under the traditional definition of housing </p>
<p>costs at 30% of income. This shrinks dramatically to four in ten </p>
<p>(39%) when housing and transportation costs are combined using </p>
<p>the H+T measure of 45% of income. This produces a net loss of </p>
<p>48,000 communities where a typical family can afford the average </p>
<p>cost of housing and transportation</em>.”</p>
<p>Much discussion centered around the number of cars needed by households living near transportation lines as well. People <a href="http://raillife.com/blog/2010/02/26/google-transit-coming-rock-rail-life/">living and working near transportation</a> are able to “give up” a car, reducing expenses and contributing less greenhouse gasses. Another point made in the presentation was that, in addition to transportation, a good thing to consider is the characteristics of the neighborhood. While Arizona may have a long ways to go in comparison to some cities, we are beginning to see demand for a convenient lifestyle and for <a href="http://raillife.com/homes-near-light-rail/">homes near the light rail</a> in Phoenix, Tempe and Mesa. There was also discussion of “green mortgage” programs to help people live closer to transportation. Once we can get any of our mortgage buddies off of their butts, I’m sure we will have more information on that here in the near future. </p>
<p>In choosing where you live, do you factor in transportation costs? Does it make $ense?</p>

<p>The topic of <a href="http://raillife.com/blog/2008/09/05/should-they-wrap-the-rail/">advertising on the light rail</a> and the lack thereof, has been discussed since before the line ever opened. Many people remember the initial discussions of leaving the trains and stations free from all advertising. In early 2009, we saw the first “test run” of light rail cars being <a href="http://raillife.com/blog/2009/02/06/light-rail-cars-wrapped-and-ready-for-2009-nba-all-star-game/">wrapped for the NBA All Star</a> game held in Phoenix. </p>
<p>Funny how a little thing called a budget can change the tune of an initial policy. By February, METRO announced that they had revised their policy, just a bit. Grand Canyon University was the first to purchase a light rail wrap when <a href="http://raillife.com/blog/2010/02/12/advertising-begins-phoenix-light-rail/">advertising began on the light rail</a>.</p>
<p>“<em>The METRO Board of Directors amended the agency advertising policy to permit sales of vehicle wraps, vehicle floor decals, station wraps and station display case advertising in July 2009.&#160; METRO finalized an agreement with CBS Outdoor to sell the advertising inventory in October</em>.”</p>
<p>Taking the light rail wrap a little further are the people at <a href="http://raillife.com/one-lexington/">One Lexington</a>. With a package that goes beyond a light rail wrap, One Lexington worked with the Martz Agency to negotiate a more complete light rail advertising package. According to one of their associates, “<em>One Lexington, is the first to do a station domination with METRO light rail.&#160; The Washington and Central station has 4 ads from One Lexington, including a mesh banner behind the seating, 2 logoed columns on either side of the seats and 3 floor graphics on the station, which means we completely own on seating section of the station with advertising</em>.” </p>
<p>Specifics of the ad campaign were: Train Wrap, Station Domination, (2) Station Kiosks, (2) Bulletin Boards (14&#215;48), and (3) Bus Shelters.</p>
<p><a href="http://twitter.com/MetroRail/statuses/11783622827" target="_blank">According to METRO</a>, they currently have 4 fully wrapped trains and can wrap 10 of their 50 vehicles. </p>

<p>It sounds like One Lexington feels that advertising on the light rail is “<a href="http://phoenix.bizjournals.com/phoenix/stories/2010/03/22/daily46.html?surround=lfn" target="_blank">just the ticket</a>” they needed to reach light rail riders.</p>

<p>Our friends at Radiate Phoenix are coming to <a title="One Lexington Phoenix AZ" href="http://raillife.com/one-lexington/" target="_blank">One Lexington</a> this week for a celebration of sorts. I did get over there this week and was able to take this shot which shows a cross walk leading up to One Lexington. At the end of that cross walk is a light rail station. Talk about convenient!</p>

<p>In Tempe, the <a href="http://raillife.com/hayden-ferry-lakeside-condos/" target="_blank">Hayden Ferry Lakeside buildings</a> have to be considered one of the <a href="http://www.youtube.com/watch?v=NBHZeDFADTg" target="_blank">coolest places around</a>. I am fortunate to spend quite a bit of time visiting <a href="http://raillife.com/blog/2008/09/17/tempe-ribbon-cutting-at-fidelity-national-title/"><strong>Fidelity National Title’s corporate offices</strong></a> located on the 11th floor of this amazing facility with top notch office space and views to die for. The Hayden Ferry location on Rio Salado just North of the <a href="http://raillife.com/light-rail-info/phoenix-light-rail-map/">light rail station</a> at Third Street and Mill is easy to get to if I am driving or taking the train. For me, that’s another win. :-)</p>

<p>A recent article in DSnews titled, <a href="http://www.dsnews.com/articles/arizona-real-estate-market-shows-signs-of-recovery-2010-01-27" target="_blank"><strong>Arizona Real Estate Market Shows Signs of Recovery</strong></a><strong>,</strong> features my friend Steve de Laveaga from <a href="http://www.fntarizona.com/" target="_blank">Fidelity National Title</a> and Michael Orr of <a href="http://www.cromfordreport.com/" target="_blank">The Cromford Report</a> discussing market trends and conditions. I always love to see national news focusing on local markets rather than trying to paint one broad picture of the entire real estate industry. Real estate is more local than national and can change dramatically from one area to the next. In the article, Michael mentions that “<em>pending sales in the Arizona Regional Multiple Listing Service are at a record level for January, signifying an increase in demand. This positive sign of market activity is a critical indication of recovery for Arizona’s real estate market</em>.” Of course, this is not to say we are anywhere near a “boom” in the <a href="http://nickbastian.com/" target="_blank">Tempe real estate</a> market, but it does appear that many feel like the bottom may have been hit and that the road to recovery is near. Michael goes on to mention that <em>“2010 won’t see a dramatic shift, but we can expect to see a shallow, upward trend across the market.”</em></p>
<p>In the article, Steve gives some good examples of what is happening in the <a href="http://www.lightrailforeclosures.com/" target="_blank">short sale and foreclosure market</a>. I always enjoy talking to Steve about the foreclosure and short sale markets and find him to be a great asset in keeping up on this ever changing topic. The monthly “mastermind meetings” held at the Fidelity offices allow several of us to meet on a regular basis to keep up on what is clearly the biggest part of the real estate market right now and will be for quite some time.</p>
<p><strong><em>“The last three months of 2009 saw a 60 percent increase in short sale closings,”</em></strong> &#8211; Steve de Laveaga, SVP at Fidelity National Title in Tempe.</p>
<p>As the market turns and as people find prices to be at more affordable levels than they have seen in years past, I believe we are getting back to a <a href="http://www.realtor.org/rmonews_and_commentary/articles/2008/0811_roundtable_gasprices" target="_blank">location based real estate</a> market where people are looking to make much better decisions than they made in the past. Obviously, I feel that <a href="http://raillife.com/homes-near-light-rail/homes-near-tempe-light-rail/">homes near the light rail</a> make a lot of sense for many people. The location, convenience, and now the pricing is getting a lot of interest from many types of people.</p>
<p>Congrats to my friends at Fidelity for the mention in the article and thanks for always being wiling to help and share some very interesting and valuable information. Let’s keep on “rockin’ the Rail life. :-)</p>

<p>Well, about 95% of the people that read this blog won’t have a clue about what I am talking about, but that’s ok.</p>
<p>This weeks pic of the week shows a personal friend of mine doing something he does very well. No, it has nothing to do with the mug in his hand, it has everything to do with the selfless promotion and extraordinary amount of help he has given and continues to give to <a href="http://rebarcamp.com/phoenix/" target="_blank">people in my profession</a>.</p>
<p>Do I ( or we all) agree with everything Todd says or does? Probably not.</p>
<p>Today, my friend was singled out by a “professional speaker” with <a href="http://agentgenius.com/g-rants-insanity-more/another-embarrassing-moment-for-the-nar/" target="_blank">a bone to pick</a>. I could sit here and write 50 pages debating the issue, as countless others have, but I just want to say… Hey, @<a href="http://twitter.com/tcar" target="_blank">Tcar</a>… Here’s to you, my friend.</p>

<p>If you have spent any time in, or passing through, the <a href="http://www.livingplaces.com/AZ/Maricopa_County/Phoenix_City/Roosevelt_Neighborhood.html" target="_blank">Roosevelt District</a> of Phoenix, you’ll have noticed that it is mainly a neighborhood of ranches and bungalows.  However, there is one tall building that stands proud right in the middle of the neighborhood.  That building is the Embassy Condominiums.  Built in 1964 by Del Webb as a swanky Hotel, it boasts one of the only “floating” pools in Arizona.  The pool is actually just off the 3rd floor event room and covers the driveway entrance to the building.  Because of the elevated pool, the short distance from the downtown high rise clusters, and the mature palm trees surrounding the building; it provides one of the most amazing poolside views of downtown Phoenix.</p>
<p>In 1982, the Embassy was converted to condominiums and featured 79 units for sale, a laundry room, gym, and event room.  All contained in a secure access building with an onsite doorperson.  A sizeable part of the current residents were among the original purchasers when the building was converted to condos.  But, because of the current real estate market conditions, affordability is at some of the best levels the Embassy has ever seen.  Now many more people are making this building their new home, because they can finally afford to live here.  Another thing to note is that in addition to the HOA fees at the Embassy covering all of the usual common area maintenance, master insurance policy, etc.; they also cover your electricity, on-site desk person, and basic cable television. There aren’t many buildings in Phoenix that have this sort of “all-inclusive” HOA coverage.  In recent years the building has seen some soft face lifts, and more recently Embassy resident Ben Bethel, of <a title="Go Clarendon" href="http://www.theclarendon.net/" target="_blank">Clarendon Hotel</a> fame, has spearheaded some great visual remodels within the building that have stayed true to the mid-century era that the building was born in.</p>
<p>When residents decide to venture out into their neighborhood, they don’t have to walk far in order to find dining, shopping and services.  Local business within a short walk include, <a href="http://www.cibophoenix.com/cibo.html" target="_blank">CIBO Pizza and Wine Bar</a>, <a href="http://localbreeze.com/" target="_blank">Local Breeze</a>, <a href="http://www.lolacoffeebar.com/" target="_blank">Lola Coffeebar</a>, <a href="http://www.pitajungle.com" target="_blank">Pita Jungle</a> (coming soon), and the <a href="http://www.foodconnect.org/phoenixmarket/" target="_blank">Downtown Phoenix Public Market</a>, which also includes <a href="http://www.rcbmarket.com" target="_blank">Royal Coffee at the Market</a>.  It is situated about 2.5 blocks from the Roosevelt Light Rail Station, so residents are a short walk from endless other offerings.</p>
<p>For anyone interested in experiencing the original <a href="http://raillife.com/homes-near-light-rail/homes-near-phoenix-light-rail/embassy-condominiums/" target="_blank">high rise living in Phoenix</a>, I would encourage you to check out the Embassy Condominiums.</p>

Yeah, there are a ton of “urban gurus” out there, but we prefer to focus on a lifestyle of location and convenience and not just talk about the <a href="http://raillife.com/condos-lofts-near-light-rail/">condo/loft</a> type of property.</p>
<p>Along the 20 miles of light rail, there are over 5,000 residences within <strong><a href="http://raillife.com/homes-for-sale-near-light-rail/">1/2 mile of a light rail station</a></strong>.  That gives people a LOT of choices. It has recently been made even more apparent that there are a LOT of choices in the “luxury high rise” market.</p>
<p>Take <strong><a title="44 Monroe Condos " href="http://raillife.com/44monroe/" target="_self">44 Monroe</a></strong> as an example. Less than half ( way less ) of the units are currently “unsold” and the Republic is reporting that there has <a href="http://www.azcentral.com/community/phoenix/articles/2010/01/19/20100119monroe0119-ON.html" target="_blank"><strong>been a trustees sale filed</strong></a> against most of the units at the address. With floor plans ranging in size from 965 square feet all the way up to 4406 square feet, you would think they have something for many different types of urban dwellers. As we watch to see what’s next for “Arizona’s tallest residential tower”, it will be interesting to keep an eye on the positive momentum happening in the area. like new <a href="http://raillife.com/blog/2009/12/05/cartel-coffee-lab-coming-to-phoenix/" target="_blank"><strong>businesses opening</strong></a> downtown, and changes in the small and <a href="http://www.flickr.com/photos/nickbastian/4277429393/" target="_blank"><strong>large commercial spaces</strong></a> near by.</p>
<p>If you are looking for an “urban” lifestyle and location in Phoenix, it is hard to argue with this one. Talk about convenience in getting to the arenas, arts and entertainment, the market and the light rail &#8211; this area really is close to a LOT the city has to offer. The “problem” is the same old supply and demand issues facing many projects. Prices that seem out of reach for many, along with monthly maintenance fees, can add up to lackluster sales. During the “boom” of the real estate market, this area was considered by some to be a “can’t miss” opportunity. In fact, the nearby <a title="Orpheum Lofts Phoenix" href="http://raillife.com/orpheum-lofts/" target="_self"><strong>Orpheum Lofts</strong></a> saw much of their project snapped up by investors that were gonna flip them for a quick buck. ( That might be another story for another day.) On the positive side, the market generally takes care of itself. There is a price point where any property makes sense. Hopefully, we will find it soon. :-)</p>
<p>It looks like several of the <a href="http://www.flexmls.com/share/INZ/Selected" target="_blank">units at 44 Monroe</a> have recently expired in the MLS or were changed to “temporarily off market” with pricing in ranges from the 300’s to over $2million. For many of us, it will be interesting to <a href="http://radiatephx.ning.com/events/radiatephx-7" target="_blank">watch the future changes</a> in this area…</p>
